Searching
Type an address, a folio (with or without the dash, e.g. 157255-0200 or 1572550200) or a parcel ID and press Search. Have a whole auction list? Use Batch screen and paste it in.
Reading a result
The colored tag is the zoning district. Under it: Flood shows FEMA flood risk (red means a high-risk area where flood insurance is usually required and the 50% rule applies to big repairs or renovations). Plan density shows the most homes the county’s land-use plan would allow on the lot. It only gets a green check on residential or agricultural zoning; on commercial or industrial zoning the zoning itself decides whether homes are allowed, so it’s shown as information only. Wetlands shows any part of the lot the U.S. Fish & Wildlife Service has mapped as wetland or open water, with acres, share of the lot, and a plain-English meaning of each code (for example PFO1C = freshwater forested wetland, seasonally flooded). A Note appears for split zoning, Planned Developments with custom rules, or vacant land. Open the sections below for owner, value, flood elevation and the zoning record.
The map
Open the Map tab. Hover to see a zoning code, click anywhere to look it up, and use Map layers to show zoning colors or FEMA flood zones. Lot lines appear when you zoom in to street level.
Sharing and saving
Every property has its own page address, so you can bookmark it or send the link. The browser’s Back button takes you to your previous search. PDF report saves a one-page summary; Parcel record opens the Property Appraiser’s page for the lot.

Zoning: Hillsborough County (September 2026) and City of Tampa (August 2026). Parcels, owners and values: Hillsborough County Property Appraiser, published by City of Tampa GIS and Plan Hillsborough. Flood zones: FEMA National Flood Hazard Layer. Wetlands: U.S. Fish & Wildlife Service National Wetlands Inventory. Future land use: Plan Hillsborough. Street map and satellite imagery: Esri. Address matching: our own parcel table, then the U.S. Census Bureau geocoder. This is a research tool; confirm with the county, the city or FEMA before relying on a result.
